Many Home Extensions Can Now Be Built Without Planning Permission

In 2013, the government decided to make it easier for householders to extend their homes by temporarily relaxing the rules for home extensions, allowing certain sized extensions to be built with planning permission.

Believing the move to be a success, after around 110,000 people took advantage of the rule change, the Conservatives have just announced that the modified rules will now remain in place permanently.

What it means is that you can add a single-storey rear extension measuring up to six metres to a terraced or semi-detached property, or one spanning eight metres to a detached home, without planning permission.

Not having to submit a planning application to your local authority is beneficial for a couple of reasons.

Firstly, you won’t have to pay £206 – the cost of submitting a planning application in England.

Secondly, your extension could be built a lot quicker. It can take around 8-13 weeks for a local authority to let you know if your application has been successful. If it proves unsuccessful, you will then have to modify your plans and submit a retrospective planning application, which will initiate a further wait.

Rather than go through the rigmarole of sorting out a planning application, you just need to inform your local authority of the building work when having an extension within these size limits constructed at home.

After being made aware of your plans, they will let your neighbours know about the extension so that they have an opportunity to raise any concerns or objections. In the event of any concerns or objections being received, it will then be up to your planning department to decide if the extension can be built or not.

On the back of this news, extending your property could be far more logical than moving. It won’t cause you as much stress, won’t cost you as much money, and won’t involve having to leave close friends and relatives.
