It first helps to know what a “Permitted Development” is…

When a conservatory is regarded as being a “Permitted Development” you can proceed with the installation without having to submit a planning application.

We outlined in a previous post the various conditions and limits that need to be met for it to have “Permitted Development” status.

Most conservatory designs will meet the criteria as planning rules have been somewhat relaxed in recent years to encourage more householders to extend their properties when they desire.

Some though will not be eligible for “Permitted Development” rights and a planning application will need to be made.

How planning permission works

You can submit a planning application via the Planning Portal website or on paper. This needs to include the plans, any supporting documents and the necessary fee for the application.

The relevant Local Planning Authority will publicise the plans close to your home and sometimes inform your neighbours of them. This gives an opportunity for anyone opposed to the plans to put forward their objections.

It will usually take around 8 weeks for you to find out if the application has been successful (this may rise to 13 weeks if the plans are particularly complex).

When granted or otherwise, the Local Planning Authority will provide an explanation behind their decision. If you feel the plans have been turned down unrightfully in your eyes then you have the right to appeal.
