The term ‘permitted development’ is applied to most porches which consequently means that it automatically adheres to planning permission requirements. For it to be classed as a ‘permitted development’ it must satisfy the following criteria: (1) the internal ground floor area does not exceed three square metres; (2) no part of the porch is more than three metres above ground level; (3) no part of the porch is within two metres of any boundary of the dwelling and the highway.

Building Regs - If your porch has no adverse effect on any ramped or levelled access, stays true to the original front entrance between the porch and the house and measures no more than thirty square metres internally then you won’t have to worry about building regulations. You also need to make sure that the glazing and electrical fittings comply with the relevant regulations.
